Home Reports - The Facts - 04/04/2010
The Single Survey which contains a homebuyer’s survey report, a valuation and an accessibility audit for people with particular needs. The Energy Report contains an assessment by the surveyor of the energy efficiency of the home and its environmental impact. It also recommends ways to improve its energy efficiency. These first 2 parts must be carried out by a registered RICS surveyor The Property Questionnaire is completed by the seller of the home. It contains more information about the property – tax band, septic tank, local authority notices, alterations etc. This part will be completed while we are at the property. Any properties that have been marketed before today, will not require a home report. The person marketing the property must provide a home report, that may be the estate agent, or the individual if being marketed privately. Failure to provide a home report to prospective purchasers may result in a penalty charge notice of £500.
